- Staging. Staging is all about presentation, which is one of the four “p’s” of marketing. Most Staging strategies don’t cost a dime! If you list your home with me I will Stage it with you at no extra charge (when owner occupied) or at a discount if renting furnishings for a vacant home.

- MLS (Multiple Listing Service) is an online tool where all of the cooperating brokers and sales agents registered with the Omaha Area Board of Realtors® go when looking for houses for their buyers.
- Photos. I have studied what it takes to take a GREAT photo as this is the first step to a successful marketing campaign. With so many homes for sale, great photos are a must, not an option
- Internet/Websites. Over 88% of home buyers begin their search online. In addition to the MLS, I will post your house on the following:

- I will syndicate your listing to a variety of home search sites which includes some of the more popular sites such as Zillow, Trulia, Homefinder, Frontdoor, Propertyshark, Homes.com,
- Craigslist, where I use an HTML coded ad so your listing looks like a professionally designed flier online

Behind the Scenes.
- Online Seller's Advantage. Our proprietary system will generate reports daily, weekly or monthly that notify you of the SPECIFIC online activty for home buyers in your area. Email me for a sample report that details how many buyers in your area are registered online for a home search, how many searches there were last week or yesterday in your market or for homes like yours, etc.
- Pre-Evaluation/Inspection. The major systems of your home will be evaluated and inspected by ServiceOne at no charge to you. This free evaluation covers heating, cooling, plumbing and electrical systems.
